General Terms and Conditions

1) LEASING

Azienda Agricola Agrituristica PALMERINI S.S. is an agritouristic enterprise that produces wine, oil, cereals, truffles and leases apartments. Official prices are published on our official web-site.

2) BOOKING

Bookings can be made by agents of PALMERINI SS.

3) PAYMENT

A deposit of 50% (fifty per cent) of the total amount must be sent immediately (2 days at least). The balance must be paid at the arrival CASH. Payment must be made according to the instructions given by Authorised Agents of PALMERINI S.S. (COMMISSION ARE NOT CHARGED TO US). Checkes are not accepted.

4) LEASING VOUCHER

The leasing voucher is only valid for the title holder and is non-transferable. It will be issued on payment of all amounts due and will include instructions on how to reach the reception area of PALMERINI S.S., where the keys of the property can be collected. It is strictly forbidden to arrive with more persons than shown on the voucher or to pass it onto a third party. Any change of persons made during the lease is forbidden unless previously agreed by PALMERINI S.S. Failure to observe the above terms may lead to PALMERINI S.r.l. let refusing initial access to the said property. In addition, if the lease holder breaches the above terms during the term of the lease the property owner has the right to deny further access to the property. In either case the leaseholder will forfeit all money paid. In the event that any leaseholder or any member of his party behaves in an unacceptable manner (e.g. breaks furniture, fails to maintain correct standards of hygiene etc.), or they do not respect the present conditions the party may be asked to leave the property let thereby forfeiting any money paid.

5) PRICES

Prices quoted refer to a one week let of a specific property and a specific number of persons.Included in the price are (except where differentiated): use of hot and cold water, use for electricity except for heating purposes, cooking gas, initial cleaning of the property, sheets and towels, use of swimming pool in the opened period. Not included are: deposit as guarantee against breakage etc., heating costs, telephone any other service or materials which must be paid for at the time.

6) ARRIVAL AND DEPARTURE, DEPOSIT AS GUARANTEE

  • Arrival at the PALMERINI S.S. must be between 4.00pm and 6.00pm. Should clients be unable to arrive within this time they should email to sanbernardino.palmerini@gmail.com or telephone +39 348813950 / +39 0577704541 before 7.00pm.
  • Failure to advise the company of such a change will exonerate PALMERINI S.S. concerned from any damages or responsibility caused by such delay and the property will be re-let.
  • Arrival times after 6.00pm (18.00 hrs) may incur payment of expenses for extra work involved, from a minimum fee of 30,00 euro. If the property allows the customer to arrive to a fixed timetable other than that provided by this contract, and the customer deos not respect it and arrives in late, the booking is treated as a NO-SHOW and deleted.
  • In cases of NO-SHOW (when the customer does not arrive), the reservation is canceled.
  • The client is held responsible to the property owner for any costs in excess of the deposit. The owner or his representative retains the right to refuse access to any client who fails to pay the necessary deposit.
  • Clients must depart between 8.00am and 10.00am leaving the property in a clean and tidy condition.
  • In the case of departure outside these hours a price of 50 euro must be paid.
  • The owner is authorised to return by mail any money held as guarantee deducting expenses for damages and for mail fees or bank fees, etc..
  • The property owner reserves the right of entry to the property for purposes of maintenance, gardening, cleaning the swimming pool etc.

7) COMPLAINTS

All properties are checked periodically by staff of PALMERINI S.S.. Details as printed are drawn up in good faith. Any complaints must be notified in writing to PALMERINI S.r.l., within 24 (twenty four) hours of arrival. Complaints not advised in writing within the above time limits will not be considered valid. Should the client leave the property for whatever reason without notifying the company in writing beforehand then all claims of whatever nature shall be considered null and void.

8) LIABILITY

Where PALMERINI S.S. is forced by events beyond their control to cancel a lease the company reserves the right to assign to the client another similar property or as the last resort refund any money paid. On acceptance of the alternative offer the client acknowledges his full agreement to the new lease and agrees to forfeit any right to possible repayment of expenses.

9) CANCELLATION POLICY

Should the client, for whatever reason, cancel a lease he will have the right to repayment of all money paid minus transfer fees and the following cancellation charges:
  • cancellation prior to 60 days before the lease is due to start - 20% of the rental price.
  • cancellation between the 59th and 30th days before the start - 40% of the rental price.
  • cancellation between the 29th and 15th days before the start - 75% of the rental price.
  • cancellation between the 14th and 7th days before the start - 90% of the rental price.
  • cancellation between the 7th day before the arrival and the arrival - 100% of the rental price.

10) CHANGES TO BOOKINGS

Any changes to bookings either for the period of the holiday or the property required will be considered through our availabililty, If it could not be possible to change the dates or the apartments, we will considere the cancellation charges above, article 9.

11) GENERAL

By signing a lease for one of the company’s accomodations the client must fully understand that on entering the property he or she becomes liable for any damage caused by him or her whether civil or criminal. The client by claiming ignorance of these conditions and terms cannot assign to PALMERINI S.S. any responsibility for his actions. Communications through emails or fax, between the client and Palmerini S.S. will be considered informatic document as said from law: d.P.R. 445/2000. The person signing the booking form as indicated in the voucher (see 4 above) will be held responsible for the lease. Our Property is a private one and as such reflect the owners’ tastes, local traditions and architecture. We do not in any way set out to become hotels or to mirror current trends. Our property offer to the client the opportunity to live for a short time in a different world where traditions and history form part of local life.

12) THE LAKE OF SAN BERNARDINO

PALMERINI S.S. is an agritouristic farm that owns the Lake of San Bernardino. PALMERINI S.S is engaged in keeping the natural habitat of the lake, flora and fauna. To do that there are not enclosures or other walls that prevent from entering the lake. Our first objective is to permit animals to reach the lake and to water. It is forbidden to get next to the lake imprudently, lean out, walk next to the water, swim and the use of any boats.

13) USE OF THE LAKE

  • Fishing into the lake is allowed to our guest and to authorized people for game fishing.
  • Fishing Station are available only through booking.
  • Maximum 4 fishing rods can be used in each station, always respecting the other spaces.

  • 14) DIRECTION TO FISH:

    We accept all the way of fishing allowed from law. We do not accept that ways that have a drastic impact with the environment, the flora and the fauna (such as string bag, tear fishing, exc).
  • a) Silworms are banned.
  • b) Alive baits are banned.
  • c) Raw corns are banned.
  • d) Floor ingredients are banned.
  • e) Lots of maintenence are banned (the fishes must be immediately thrown back in the water).
  • f) A fishing air-bed is required. It must be at least 100X50 cm.
  • g) Fishing air-bed (50X50 cm) must be disinfected at the arrival.
  • h) The pasture baiting must maximum of 1 kg per day. You can use boiles and well-cooked corn.
  • i) It is forbidden to modify the banks (cutting branches, turn on fire, cut the grass etc).
  • j) You must ask in advance to use a tent next to the lake.
  • k) Frame lead throwaway are compulsory.
  • l) High capcity landing net is compulsory.

  • 15) FISHES

    THE FISHES OWN TO PALMERINI S.S..IT IS TOTALLY FORBIDDEN TO TAKE AWAY, TO SELL AND TO COOK FISH.

    16) RESPECT OF FISHES

    YOU CAN FISH RESPECTING THE ARTICLE 14: FISH MUST BE ALIVE AND MUST BE IMMEDIATELY DOUSE IN SAN BERNARDINO LAKE.

    17) TRANSPORTATION

    It is absolutely forbidden to use in the lake pollutant powerboat. It is forbidden to reach the lake with auto or other transport, excepr with our autorization.

    18) RESPECT OF THE LAKE

    PALMERINI SS reserve the right to exclude from the use of the lake or to expel from the agriturism people that do not respect this regulamentation or that do not have the minimum respect for nature (without giving back the money thay payed to stay). PALMERINI SS reserves the right to start an action in all the way allowed from law.

    19) SWIMMING POOL

  • The use of the pool is permitted only to guests who stay overnight;
  • The pool is open from 8,00 to 20,00;
  • During hours when it is cleaned it is absolutely forbidden to swim or touch the water, in particular is absolutely forbidden to approach the water when a cleaning robot is inside it;
  • It is forbidden to occupy chairs and sun loungers with towels or sheets without using them;
  • For the physiological needs there is a toilet next to the pool ;
  • It is mandatory to use the swimming-cap regardless of hair length and excluded bald people or shaved to zero;
  • It is obligatory to wash the feet before entering the water;
  • It is compulsory to shower before entering the water to remove sweat, dirt and debris of creams;
  • If found the presence of uric acid in the pool, we would be forced to close it to allow the cleaning and the achievement of hygiene standards required by law​​;
  • The swimmers will undress and dress only in special rooms;
  • Children under the age of ten years will have access to the pool area unless accompanied by an adult;
  • It is not allowed the access to the pool to people with patches, bandages, bruises or serious skin disorders: current employees, according to health regulations in force, may, if deemed appropriate, require the bather a medical certificate attesting to their fitness for entry into the pool;
  • It is forbidden to consume food, drink on the tub, as well as dirty or throw garbage in the pool area;
  • t is forbidden to dive;
  • It is forbidden to play dangerous games, hollering, running, pushing other people in the water, disturbing the public in any way;
  • It is forbidden to accompany animals within the pool;
  • It is prohibited to commit acts contrary to the hygiene rules;
  • It is mandatory to use flip-flops, clogs or shoes suitable for movement within the plant;
  • It is compulsory to wear to children under the age of 3 years, the pants containment;
  • It is compulsory to take the utmost care of the effects of use and of the fixed and mobile material establishment, under penalty of compensation for any damage, subject to the penalties of the law;
  • It is compulsory to deposit the waste into the bins;
  • We recommend not to dive until 3 hours after eating, not to dive if you are hot or after a long exposure to the sun, and for beginner-swimmers to use a life jacket.

  • 20) PETS

    We do love dogs but we cannot accept dogs in San Bernardino. We have dogs in San Bernardino and the presence of other (external) dogs would create an unpleasant situation for the other guests. In the past we have tried to accept external dogs but is not a manageable situation. In addition, our dogs live, sleep, eat, along with cats, chickens and other animals, rather difficult thing for dogs not accustomed to.
    We only accept guide dogs for the blind, or dogs accompanying sick persons.
    The only exception that may be admitted is for reservation of the Villa that is located away from the rest of the structure. It depends on the breed of the dog and must be previously authorized by us.
    We accept other pets like cats and always with a written permission request by email.
    Accepted dogs must follow the rules below:
  • They must be kept on a leash: they cannot be kept loose;
  • They can be worn in the pool area, which means even in the arm or in the garden adjacent to the pool;
  • Do not be left unattended in the apartments;
  • They must not be abused or abandoned;
  • It requires maximum attention and care to respect the other guests who do not have dogs and do not want to be disturbed;
  • Please note that there are other animals on the site: dogs, cats, chickens, etc., living in peace and harmony and every damage to persons or animals caused by the guest-dog will be reported to the competent authority and require the immediate removal from 'farm and the loss of the amount paid, the security deposit to cover damage and additional request of payment to repair the damages through legal action;

  • 21) GROUPS

    In the case of group bookings, groups or families that occupy more than one accommodation, the housing-units will not be delivered until the balance and security deposit for ALL the accommodation is provided.
    We can only show the accommodations. The accommodations cannot be delivered to a part of the group, who may have reached San Bernardino in advance respect the other members of the group.
    Eventually we can deliver the accomodations for which the balance and security deposit is provided, while others accomodations will remain closed until the arrival of the other members of the group.

    22) ADDITIONAL CLAUSES

    23) JURISDICTION

    The original form of these terms and conditions written in Italian shall be considered binding. In the event of any dispute or irreconcilable disagreement regarding these terms and conditions the competent court for settlement of claims shall be Roma.
